November 7, 2018 <br />Robert Zuccaro, AICP <br />Planning & Building Safety Director <br />City of Louisville <br />rzuccaro(a)louisvilleco.gov <br />303-335-4590 <br />RE: Lee Avenue Miner's Cabins Executive Summary <br />Dear Mr. Zuccaro, <br />The team of Summit Construction Specialties, Humphries Poli Architects and JVA, Inc. were hired to <br />analyze potential sites for two historic cabins which were relocated from Lee Avenue to the City of <br />Louisville's maintenance facility in January of 2018. This site analysis was performed in October of <br />2018. <br />Two options were evaluated for relocation of the structures. Option 1 is to relocate both cabins to a <br />site adjacent to Miner's Park off Lee Avenue. Option 2 is to relocate one cabin to the Miner's Park <br />site and relocate the second cabin to the northwest corner of the intersection of Pine Street and <br />Courtesy Road. <br />The sites were evaluated based on architectural appropriateness, historic preservation approach, civil <br />engineering impacts and construction cost impacts. It was determined that structural engineering for <br />the foundations at each site would be similar and therefore, no differences were noted between the <br />two options. Our findings are as follows: <br />Option 1 <br />Pros <br />Cons <br />Maintains historical relationship between the <br />two cabins <br />Requires removal of approximately 2 trees <br />Is closest to original locations <br />More grading required to achieve ADA and <br />positive drainage <br />Safer pedestrian access from Lee Avenue <br />Avoids majority of utility conflicts <br />Avoids majority of drainage conflicts <br />Least expensive option <br />No easement impact <br />Option 2 <br />Pros <br />Cons <br />Minor grading required to achieve ADA and <br />positive drainage <br />Could be impacted by future planned <br />construction activities requiring re -doing work <br />accomplished during this phase <br />Provides more prominent visual access to the <br />cabin <br />Would cost approximately $25-30,000.00 <br />more than Option 1 <br />Loses context of the cabin setting <br />Drainage issues would require more <br />significant site walls <br />Potential easement conflicts <br />12 <br />
