Finance Committee has requested a review of the fiscal analysis information <br />presented in the Study. The City's Fiscal Impact Model was used in the analysis <br />with market information provided by the City's consultant, EPS. Where data was <br />not provided by EPS, staff used the City's standard assumptions. Attached for <br />review are the following documents: <br />• Development scenario summary and market inputs provided by EPS. <br />This data includes building area or units by land use, sales tax generation, <br />income levels for scenarios that include new residential development, <br />market and construction values and development absorption schedules. <br />• Fiscal Impact Model data input tables. <br />• Fiscal Impact Model summary table of revenues and expenditures. <br />The results of the fiscal analysis summarized in the Study can be found on p. 80 <br />(existing conditions), p. 84 (Scenario 1), pp. 88-89 (Scenario 2) and pp. 93-94 <br />(Scenario 3). All redevelopment scenarios demonstrated increases in the net <br />positive fiscal impact to the City to varying degrees. <br />Staff will be available at this meeting to answer questions about the fiscal <br />analysis. <br />19 <br />
