Motion passed unanimously. <br />DISCUSSION/DIRECTION/ACTION <br />726/720 Front PUD Amendment <br />• Applicant and Representative: <br />Arch11, Inc. <br />James Trewitt <br />3100 Carbon Place, #100 <br />Boulder, CO 80301 <br />• Case Manager: Kristin Dean, Principal Planner <br />Applicant: Archll, Inc. <br />Dickinson stated that he was a tenant of the two-story structure next door which is <br />owned by the same entity as the building under review, but he did not think it posed an <br />issue since the conversation was about the first -story structure. <br />Haley asked if any of the other commissioners saw an issue with Dickinson's disclosure. <br />None did. <br />Dean presented a request for a PUD amendment to remove and replace the existing <br />materials on the facade of 720 Front Street. She guided the commissioners through the <br />criteria in the guidebook. She also presented the history of the building, which was built <br />as a cement block building in 1958 and refaced around 1990 with stucco. Dean also <br />described the application. There is an eclectic mix of materials on the block currently, <br />including stucco, brick, wood, CMU, and metal. Fiber -cement is not common, but has <br />been approved in the past. The applicants believe that the proposed materials <br />contributed to the aesthetics of the block. The next steps for the application were the <br />Planning Commission and City Council. <br />Haley invited the applicant to speak. <br />James Trewitt, 1360 Elizabeth Street in Denver, stated that he wanted to return some <br />identity to the single -story building, which had been subsumed by the newer second - <br />story building next to it. The applicant also wanted to return it to some of its original <br />aesthetic. The cement block had been damaged by the insulation and the stucco, so the <br />applicant provided a material that was similar to reintroduce the 8-inch banding that was <br />there in the original building. The applicant also wanted to reintroduce a stronger scale <br />difference between the storefront and the larger building. The metal accent material was <br />meant to be a secondary material to draw attention to the human -scale areas of the <br />building. <br />Dickinson asked if the windows were changing. <br />
