RESOLUTION NO. 12 <br />SERIES 2017 <br />A RESOLUTION RECOMMENDING APPROVAL OF A PLANNED UNIT <br />DEVELOPMENT (PUD) AND SPECIAL REVIEW USE (SRU) TO ALLOW FOR <br />CONSTRUCTION OF A 2,800 SF OPEN-AIR POOL HOUSE WITH ASSOCIATED SITE <br />IMPROVEMENTS AT MEMORY SQUARE PARK. <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of a Planned Unit Development (PUD) and Special Review Use <br />(SRU) to allow for construction of a 2,800 SF open-air pool house with associated site <br />improvements at Memory Square Park, 801 Grant Avenue at Lot 5-11, Block 5 Pleasant <br />Hill, Louisville Old Town. <br />WHEREAS, the City Staff has reviewed the information submitted and found it to <br />comply with Louisville Municipal Code Sec. 17.28.170; and <br />WHEREAS, the City Staff has reviewed the SRU application and found it to <br />comply with Louisville zoning regulations, the special review use criteria as set forth in <br />Section 17.40.100 of the Louisville Municipal Code, and other applicable requirements; <br />and <br />WHEREAS, after a duly noticed public hearing on June 8, 2017, where evidence <br />and testimony were entered into the record, including the findings in the Louisville <br />Planning Commission Staff Reports dated June 8, 2017 the Planning Commission finds <br />the Planned Unit Development (PUD) and Special Review Use (SRU) to allow for <br />construction of a 2,800 SF open-air pool house with associated site improvements at <br />Memory Square Park shall be approved with conditions. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval a Planned Unit Development <br />(PUD) and Special Review Use (SRU) to allow for construction of a 2,800 SF open-air <br />pool house with associated site improvements at Memory Square Park with the <br />following conditions: <br />1. Revise the Owner's Signature Block on the cover sheet to be Malcolm Fleming, <br />City Manager, prior to City Council Public Hearing. <br />2. Remove rationale for waiver requests from the cover sheet and include in <br />separate letter prior to City Council Public Hearing. <br />3. Remove waiver request regarding building separation from the application and <br />cover sheet prior to City Council Public Hearing. <br />4. Work with staff to revise the zoning table on the cover sheet with accurate <br />numbers for lot coverage and floor area ratio prior to City Council Public Hearing. <br />5. Relocate dumpsters out of the alley right-of-way and provide an enclosure per <br />the requirements in the CDDSG prior to City Council Public Hearing. <br />6.
