RESOLUTION NO. 50 <br />SERIES 2008 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) <br />PLAN FORA 28,170 SFLIGHT INDUSTRIAL/FLEX OFFICE BUILDING FOR 1475 <br />ARTHUR AVENUE, LOT 7, BLOCK 1, THE BUSINESS CENTER AT THE <br />COLORADO TECHNOLOGY CENTER <br />WHEREAS, there has been submitted to the Louisville City Council a <br />request for a final planned unit development (PUD) plan to construct a 28,170 <br />SF light industrial/flex office building for 1475 Arthur Avenue, Lot 7, Block 1, <br />Business Center at the Colorado Technology Center; and <br />WHEREAS, all materials related to the final PUD development plan have <br />been reviewed by City Staff and the Planning Commission and found to be in <br />compliance with the Louisville zoning ordinances, subdivision regulations, the <br />Industrial Development Design Standards and Guidelines (IDDSG); and <br />WHEREAS, after a duly notice public hearing concerning said final PUD <br />development plan on October 9, 2008, where evidence and testimony were <br />entered into the public record, including the staff report dated October 9, 2008, <br />the Planning Commission recommended approval to the City Council, with the <br />following three conditions: <br />1. The applicant shall remove the parking spaces adjacent to the west side of <br />the building, primarily because adequate pedestrian circulation is not <br />provided to those parking spaces. <br />2. The applicant must reduce the overall size of the monument sign to <br />comply with the 25 SF monument sign requirement established in the <br />IDDSG. <br />3. The proposed beige brick treatment, on the entrance features, shall be <br />changed to a contrasting color to provide more color variation. <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission and finds that the revised <br />documents are in full compliance with the conditions of the Planning Commission <br />and that the application should be approved, without conditions. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a final PUD development plan to <br />
