RESOLUTION NO 40 <br />SERIES 2019 <br />A RESOLUTION APPROVING A FINAL PLAT TO CONSOLIDATE LOTS AND A <br />FINAL PLANNED UNIT DEVELOPMENT TO ALLOW CONSTRUCTION OF A <br />102,000 SQUARE FOOT STRUCTURE AND ASSOCIATED SITE IMPROVEMENTS <br />FOR LOT 2, THE BUSINESS CENTER AT CTC REPLAT E AND LOT 6, BLOCK 1, <br />THE BUSINESS CENTER AT CTC, LOCATED AT 1411 AND 1443 SOUTH ARTHUR <br />AVENUE <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for a Final Plat to consolidate Tots and a Final Planned Unit Development to <br />allow construction of a 102,000 square foot office building and associated site <br />improvements, and <br />WHEREAS, the City Staff has reviewed the information submitted and found that <br />the application complies with the Louisville zoning regulations and other applicable <br />sections of the Louisville Municipal Code, and <br />WHEREAS, after a duly noticed public hearing on October 10, 2019, where <br />evidence and testimony were entered into the record, including the findings in the <br />Louisville Planning Commission Staff Report dated October 10, 2019, the Planning <br />Commission recommended approval the Plat and PUD, and <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission and finds that said Final Plat and Planned <br />Unit Development should be approved <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, <br />Colorado does hereby approve an application for a Final Plat to consolidate Tots and Final <br />Planned Unit Development to allow construction of a 102,00 square foot office building <br />and associated site improvements, with the following conditions <br />1 Prior to recordation of the PUD, the applicant shall record an easement allowing <br />emergency access onto the property to the north <br />2 The applicant shall dedicate Outlot A by special warranty deed to the City of <br />Louisville <br />PASSED AND ADOPTED this 4th day of November, 2019 <br />Atte <br />By. <br />b_ert P Muckle Mayor <br />ee•' t Muth, City Clerk in`s <br />Resolution No. 40, Series 2019 <br />Page 1 of 1 <br />
