Box 1117 <br /> Longmont, CO 80502 <br /> OWNER: Same as above <br /> STAFF PLANNER: Sean McCartney, Principal Planner <br /> LOCATION: 105 Roosevelt Avenue, Lots 15-17 and a 10' alley vacation, Block <br /> 4, Johnson First Addition <br /> ZONING: Residential Low Density(RL) and Old Town Residential Overlay <br /> REQUEST: Case#08-012-VA=Approval of two variances from Sections <br /> 17.12.040 of the Louisville Municipal Code: 1) a reduction in the <br /> minimum lot size requirement from the RL zoning district of 7,000 <br /> SF—Lot 2 is proposed at 6,300 SF; and 2) a reduction in the <br /> minimum lot width requirement of 70 feet—Lot 1 is proposed at <br /> 58' in width and Lot 2 is proposed at 42' in width. <br /> BACKGROUND: <br /> The applicant, Creel Kerss, is requesting a variance to both the minimum lot size and minimum <br /> lot area for the property located at 105 Roosevelt Avenue. The subject property includes three <br /> platted 30',X 150' lots in the Johnson's First Addition, originally created in 1890, as well as a <br /> 10' portion of an alley previously vacated by ordinance on the south of the property(Ordinance <br /> 778). The existing home on,the property was built in 1952 and contains approximately 1,158 SF <br /> on a single level (according to the Boulder County Assessors Office). There is also a 264 SF <br /> attached garage. All of the existing improvements are depicted on an Improvement Survey Plat <br /> (ISP) included in the Board of Adjustment (BOA)meeting packets. While the property consists <br /> of three platted lots, the City recognizes the property as a single ownership parcel. This is based <br /> on the fact that the lots are under single ownership and individually do not meet minimum lot <br /> width and area requirements of the Residential Low Density(RL) zoning. <br /> The property was developed prior to the City adopted zoning regulations,but is now subject to <br /> the zoning regulations as established in the RL zoning district and Old Town Residential <br /> Overlay. The RL district establishes minimum lot area and width and some yard and bulk <br /> requirements for this area. The Old Town Overlay zoning district regulates the property for most <br /> yard and bulk requirements, including setbacks, building height, lot coverage and floor area <br /> 1 <br />
