Planning Commission <br />Meeting Minutes <br />July 10, 2008 <br />Page 5 of 14 <br />The overall site plan has keen amended to allow for more visibility through the <br />reconfiguration of the lanclscaping and additional access from McCaslin. <br />The access to the drive-through service windows flows in the counterclockwise <br />direction around the bank building and does not create traffic conflicts. <br />The overall site provides '150 parking spaces which roughly converts to an overall <br />ratio of 6.75 spaces / 1,000 SF. <br />The materials and colors proposed are complimentary to the existing building <br />and will contribute to creating an architectural design connection between the two <br />buildings on the site. <br />The materials are consistent with the standards of the Commercial Development <br />Design Standards and Guidelines (CDDSG). <br />The size and design of the requested signs will conform to the requirements of <br />the CDDSG. <br />Staff recommends approval with three (3) conditions: <br />1) Refinement of the lighting plan by combining Sheets SDP-9 and SDP-10, and <br />including detail drawings of the light fixtures proposed. <br />2) Revision of the parking table for clarity of how bank parking is incorporated into <br />the overall site. <br />3) Revising the shading on 'the Overall Site Plan (SDP-2) to indicate only the <br />building and associated parking for the Key Bank. <br />Commission Questions: <br />None heard. <br />~plicant Presentation: <br />Chris Strawn, Key Bank representative, thanked staff for the completeness of the staff <br />report. He presented a color rerndering of the flagship building on the lot, stating the <br />bank building would use similar elements. He also presented a sample board of <br />materials. The remainder of his discussion centered on the materials board and the <br />elevations. He also stated agreement with the conditions as presented by staff. <br />Lipton asked why color renderirngs had not been provided. <br />Wood stated the application does not require color renderings. <br />Sheets stated she was not concerned with the color renderings. <br />Pritchard asked Scott Yeates, rE~presenting Centennial Valley Properties VII, LLC, if the <br />block, brick, etc on the sample board is similar to what will be used. <br />Yeates responded that they would be similar. <br />Pritchard ask other questions related to ingress and lease. <br />Yeates detailed the access points on the lot and the 20 year lease for the bank. <br />Members of the Public: <br />None heard. <br />Staff and Applicant Summary and Recommendation: <br />Wood stated staff takes respon:>ibility of no color renderings but staff is still supportive <br />of the architectural treatments as discussed by the applicant. <br />
