This proposal for land dedication is, in part, to meet the "Public sites and <br />dedications" requirements of LMC Sec. 16.16.060. Public land dedication may <br />be used for any public purpose, such as parks, open space, schools, or any other <br />public purpose determined by the City. The city may also require cash in lieu of <br />land dedication based on appraised value of the land. Residential development <br />must dedicate a minimum of 15% of the total land area and non-residential <br />development must dedicate a minimum of 12% of the total land area. The <br />current proposal is to dedicate 77.54 acres for open space and 7 acres for parks <br />(see graphic below, which updates the GDP open space plan in Attachment 2). <br />City staff has requested from the applicant to formalize the intended dedications <br />through the GDP process and finalize the dedications at time of final subdivision <br />plat.
