Staff finds the property meets the criteria for age <br />and significance, but does not meet the criteria <br />for integrity. <br />2. <br />The relationship of the <br />building as a potential <br />contributing structure to <br />a potential historical <br />district per the criteria <br />set forth in this chapter; <br />The house is not located in any potential historic <br />districts. <br />Staff finds the property does not meet this <br />criteria. <br />3. <br />The reasonable <br />condition of the <br />building*; and <br />The applicant did not provide any documentation <br />regarding the condition of the property. From the <br />exterior, the structure appears to be in fair condition. <br />Staff finds the property meets the criteria for <br />reasonable building condition making it eligible <br />for designation as an individual landmark. <br />4. <br />The reasonable <br />projected cost of <br />restoration or repair. * <br />The applicant did not provide any cost estimates for <br />restoration or repair. <br />Staff is unable to reach a finding on this criteria <br />due to a lack of information. <br />* In considering the condition of the building and the projected cost of restoration <br />or repair as set forth in subsections H.3 and H.4, above, the commission may not <br />consider deterioration caused by unreasonable neglect. <br />PRESERVATION MASTER PLAN: <br />The Preservation Master Plan was adopted in 2015 and includes goals and objectives <br />for the historic preservation program moving forward. Ensuring the applicant is aware of <br />all opportunities available under the program and the necessary time needed to <br />consider landmarking or alternatives contributes to meeting the following goals and <br />objectives: <br />Goal #3: Encourage voluntary preservation of significant archaeological, historical, and <br />architectural resources <br />Objective 3.3 - Encourage voluntary designation of eligible resources <br />Objective 3.4 - Promote alternatives to demolition of historic buildings <br />Goal #5: Continue leadership in preservation incentives and enhance customer service <br />Objective 5.1 - Promote availability of Historic Preservation Fund grants and <br />other incentives <br />HISTORIC CONTEXT REPORT: <br />16 <br />
