PROPOSAL: <br />The applicant desires to do a major remodel to the entire home. The work includes two <br />distinct components that require approvals of variances to allow their construction. The first <br />is to construct a new two-story, 239 square foot addition that would connect the house to <br />the garage, replacing an existing unenclosed breezeway. The proposed addition is two - <br />stories in order to allow direct access to the garage as well as the second story living space <br />above the garage (without entering into the garage). This component of the proposal results <br />in the requests for the rear and side setbacks due to the primary setback needing to be <br />applied to the existing garage rather than the accessory setbacks since it is now fully <br />attached and integrated with the main house. In addition, the new breezeway addition adds <br />to the overage on lot coverage and floor area ratio. <br />The second component of the variance request includes a new covered front porch and a <br />new deck.
