Permitted uses in both the commercial and residential portions of the Takoda GDP are consistent <br />with those uses provided by Section 17.72 the Louisville Municipal Code for the PCZD Zone <br />District. With respect to Planning Area #1, the GDP has been modified to further restrict several <br />uses which are otherwise permitted by the PCZD regulations. Footnotes have been added which <br />provide that auto service, auto refueling stations, and drive -through restaurants shall be reviewed <br />as a Special Review Use. Further, auto sales, major automotive repair including painting and <br />body repair, as well as transportation terminals are listed as excluded uses. Staff is <br />recommending a condition that permitted uses reflected on the PUD be modified consistent with <br />the GDP. <br />Bulk and dimension standards have been revised for Planning Area #3. The purpose of the <br />revision was to create a distinction between the smaller lots (Blocks 4, 5 and 6), and the larger <br />perimeter lots (Blocks 1, 2 and 3) with respect to minimum lot size, lot frontage and building <br />coverage. Blocks 4, 5 and 6 reflect less restrictive standards for defining an eligible building <br />footprint and bulk. A footnote has been added for Planning Area #1 stating that commercial <br />design standards will be submitted in conjunction with the submittal of a final development plan. <br />Staff is recommending a condition that bulk and dimension standards reflected on the PUD be <br />modified consistent with the GDP. <br />PUD Development Plan <br />At the March 20, 2008 Planning Commission meeting the record reflects that the Commission <br />requested that the development incorporate lighting fixtures that sufficiently shield light glare <br />and illumination. Staff has added a condition of approval which requires that lighting fixture cut <br />sheets be submitted for incorporation in the final PUD development plan for Planning Areas #2 <br />and #3 prior to recordation of final documents. <br />STAFF RECOMMENDATION: <br />Resolution No. 5, Series 2008 was continued by the Planning Commission at the special meeting <br />held on March 20, 2008, to a special meeting on April 17, 2008. Staff has revised Resolution No. <br />5, Series 2008 and forwards a recommendation of approval with six conditions. The conditions <br />are characterized as minor and are in place to track document modifications required prior to <br />recordation of the final documents. <br />3 <br />
