Opportunity Area # 3 <br />Opportunity Area # 3 is a strategic area which should continue to be a key employment <br />center for the City of Louisville. This area will provide adequate land supply for the <br />development of light to medium industrial and business park uses. <br />Key policy direction for the area reinforces the need to have strong urban design standards to <br />maintain and promote the employment park as an attractive and positive business <br />environment. Also, there should be a range of professional and retail services that are <br />complimentary to and support the employees of the park. <br />Policy LU-4.3: Opportunity Area # 3 should continue to be a key employment center for <br />the City of Louisville. Consideration should be given to: <br />• An adequate supply of land should be maintained within this opportunity area for the <br />development of light to medium industrial and business park uses. Such uses should <br />be designed comprehensively under unified development control with an emphasis on <br />compatibility in building design and landscaping. <br />• Maintain a high quality employment center that responds to the need of businesses to <br />retain and attract industry. <br />• Maintain appropriate urban design standards to maintain and promote the <br />employment park as an attractive and positive business environment. <br />• Promote a range of professional and retail services that are complimentary to and <br />support the employees of the park. <br />• Implement appropriate design standards and guidelines to buffer land uses of <br />different intensities. <br />• Development proposals located north of Dillon Road and immediately adjacent to and <br />east of 96th Street shall establish a gateway to the City of Louisville that retains an <br />appropriate scale of development and provides a clear sense of transition from the <br />open space to the west and the employment park to the east. <br />• Commercial development at the intersection of 96th Street and Dillon Road should be <br />developed at an intensity that is appropriate to its location and adjacent land uses. <br />Site design shall include intensive landscaping, berms and buffers. <br />Opportunity Area #3 2008 Comp Plan Update: <br />Staff would recommend limiting review of this Opportunity Area to: <br />Economic Development <br />Update policy formulation to include current and future economic development <br />efforts. <br />7 <br />
