,sigez MARTIN / MARTI N <br />iCONSULTING ENGINEERS <br />July 15, 2008 <br />City of Louisville, Engineering Division <br />749 Main Street <br />Louisville, CO 80027 <br />Re: Gaiam Planned Unit Development — Traffic Letter <br />PROJECT DESCRIPTION <br />The 12.4 acre property at 833 W South Boulder Road is located along the north side of the <br />roadway immediately east of Hays Drive in Louisville, Colorado, as shown on the attached <br />vicinity map (Exhibit 1). The former NeoData campus consists of two buildings, the larger of <br />which is a 141,677 square foot (SF) two-story structure along the west side of the site. The other <br />building is set amongst the surface parking lot between the two existing site access driveways. <br />This 7,080 SF single story building, which has previously been used as a storage/maintenance <br />facility and gym for employees on the campus, is proposed to be demolished and rebuilt on <br />approximately the same footprint as an 8,662 SF two-story structure. Gaiam, the new owners of <br />the campus, are proposing to use the reconstructed smaller building to function as a <br />photography studio, film production studio and gym. The project site plan is shown in the <br />attached Exhibit 2. <br />TRAFFIC EVALUATION <br />Access to the Gaiam campus is presently accommodated by two site access driveways along <br />the north side of W South Boulder Road. The stop -controlled west driveway is located in <br />approximately the center of the property and provides full movement access for the site with W <br />South Boulder Road. The east driveway is located along the east edge of the property and <br />provides right-in/right-out access only with westbound W South Boulder Road. No changes to <br />the site access driveway locations, configurations or operations are proposed as part of the <br />project. <br />The proposed land use for the reconstructed and slightly expanded building is consistent with <br />the previously approved use for the building. The expanded size of the structure is intended to <br />replace the previously utilized purpose of the building, while at the same time meeting the need <br />for a larger vertical space to accommodate the studios. The uses planned for the reconstructed <br />building are intended as supplemental functions for the employees in the larger, main building. <br />As a result, no additional employees are anticipated to be added to the overall campus directly <br />related to the reconstruction of the building. In addition, minimal additional visitors or service <br />trips are anticipated related to the uses in the new building and, thus, no impact to the <br />operations of the site access driveways or to W South Boulder Road are expected. <br />1 2499 WEST COLFAX • P.O.
