South Boulder Road <br />Dear Mr. McCartney, <br />The following is a description of the project proposed at 833. W. South Boulder Road: <br />PROJECT DESCRIPTION <br />The 12.4 acre site at 833 W. South Boulder Road consists of two buildings, one 141,677 sqft two story building complex <br />and one 7040 sqft, one story building, for a total of 148,717 sqft. Once known as the NeoData campus, the property has <br />been purchased by Gaiam, a company that sells yoga related products, solar and wind energy components, and produces <br />exercise videos. <br />The purpose of an amendment to the PUD would be to replace the 7040 sqft one story building with a new building with a <br />similar footprint, but taller to accommodate a film production studio. The overall height of the building will not exceed <br />the height of the larger two story existing building. Part of the new building would have a second floor which would <br />house portion of the gym and a mezzanine for the studio. The new building would be placed on the existing building pad <br />and not alter the existing curb or parking. Approximately 1600 sqft would be added to the building area for the gym for a <br />total of 150,317 sqft on the campus. This total is less than the maximum developable area specified on the existing PUD <br />which currently is set at150,475 sq.ft. <br />The design of the new building specifies materials that blend with the existing campus, preserve as much as the <br />landscaping as feasible, and to avoid changes to the drainage and parking. Additional detailing for sound isolation will <br />be utilized to minimize sound attenuation in or out of the film production studio. Natural and recycled products will be <br />emphasized for the materials, and energy use minimized by the extensive solar array that has been added to the campus. <br />A mechanical screen completely surrounding the mechanical units is provided on the roof of the building. The finish of <br />which is painted to match the building color. The entry to the building is situated on the west side to facilitate a <br />connection to the existing building, and areas of glazing oriented towards the street. The landscaped area will be <br />enhanced with entry plantings and the existing trees will be preserved or replaced in case of construction related damage. <br />The parking lot lighting will remain unchanged, along with the parking configuration. New lighting for the building has <br />been limited to the entry area on the east side and the main entry on the west side of the building. All fixtures will be cut- <br />off fixtures to minimize light spill. <br />Functionally, the building will serve the existing employees for three main purposes: a gym for passive exercise, a <br />photography studio for the creation of product advertising, and a film production studio for the creation of exercise <br />videos. Editing facilities exist in the main building and will not be housed in the new building. The entry to the building <br />is located on the west side to connect to the existing walkway from the larger building. A small loading area has been <br />located on the east side. The hours of operation will be the same as the existing facility with occasional overtime or after <br />hour employee use of the gym. <br />FORM Studios, Inc., 4439 N.
