All in favor. <br /> <br />Public Comments on Items Not on the Agenda <br />None. <br /> <br />Reports of Commission <br />None. <br /> <br />Business Matters of Commission <br />• Discussion / Direction 824 South Street Application for Urban Renewal <br />assistance <br />At the end of January, staff received an application seeking assistance for <br />public improvements for a project at 824 S. Main. The project includes the <br />renovation and rehabilitation of an existing structure and construction of a new <br />building for either hotel and/or office/retail space. The packet contains staff <br />review and analysis. The applicant, 824 South, Inc., is seeking just over $260k <br />for public improvements. <br /> <br />The LRC has reviewed applications against three goals: <br />• Removal of blight; <br />• Positive effect on property values; and <br />• Advancement of URA. <br /> <br />Staff believes this new use would meet all the stated criteria and is consistent <br />with the Highway 42 Urban Renewal Plan. <br /> <br />The applicant is currently constructing the core and shell on the subject <br />property. They are seeking input and hoping to advance the application quickly <br />due to the existing construction schedule. <br /> <br />Erik Hartfronft is the planner and architect on project. Barbie Iglesias is owner. <br />Ms. Iglesias said her vision for the existing structure is a healthy to-go <br />marketplace. Not a sit down, but fast service, prepared meals to go. Possibly <br />wine and beer, hours, 7am – 8 pm. The Inn would have approximately seven <br />rooms in the newly constructed building and two rooms in current building. She <br />is seeking a hotel operator to manage it. The alternative uses under <br />consideration are office and retail. Closest example to her concept is the <br />Bradley House in Boulder. <br /> <br />Agenda Packet P. 3
