Option 2a: <br />Provides a total of about 330 parking spaces (the lower end of projected parking <br />demand in 2015) with about 80 located directly adjacent to the transit station and the <br />remaining 250 spaces located on east side of Highway 42 at the sports complex. <br />Bus drop off would be located immediately adjacent to the transit station. This option <br />constructs Short Street to Highway 42. This option would require acquisition of a 1.6 <br />acre parcel owned by one property owner. <br />Pros <br />• Maximizes the area available for retail, commercial and residential <br />redevelopment <br />• Provides best bus access to transit station <br />• Allows best bus movement for both northbound and southbound buses <br />• Allows an opportunity for pedestrian mall on Cannon Street <br />• May make private sector parking structure (with premium reserved parking) <br />financially feasible <br />• Minimizes impact to Lee Street and Miners Filed neighborhood by not extending <br />Cannon Street <br />• Takes advantage of shared parking opportunities at the ball field complex for <br />remote parking for commuter rail patrons <br />• Requires the acquisition of only one parcel of 1.6 acres (about $350,000 if priced <br />at $5.00/SF) from one property owner <br />Cons <br />• Difficult pedestrian access from east side drop-off; Pedestrians would have to <br />cross bus traffic to get to train station <br />• Increases likelihood of cruising retail parking lots and adjacent neighborhoods to <br />find available parking spaces; would require effective parking management plan <br />• Most users have to cross Highway 42 <br />• Requires costly improvements for pedestrian access across Highway 42 <br />($500,000 to $4 million). <br />• Limits area available for pedestrian plaza in front of transit station <br />• Use of parking for other than ball fields may require consent of Lafayette and <br />Boulder County <br />• May not provide sufficient convenient parking to satisfy demand <br />Option 2b: <br />Provides a total of about 410 parking spaces (the middle of projected parking <br />demand in 2015) with about 160 located directly adjacent to the transit station and <br />the remaining 250 spaces located on east side of Highway 42 at the sports complex. <br />This option extends Cannon Street from north to south, and constructs Short Street <br />to Highway 42. This option would require acquisition of about 3 acres owned by two <br />property owners in two parcels. <br />Pros <br />Increases the area available for retail, commercial and residential <br />redevelopment (although slightly less than option 2a) <br />Provides more close-in parking than 2a. <br />2 <br />
