A 17.5' foot front yard setback variance to allow a 7.5' foot <br />setback rather than the 25' foot setback requirement. <br />2. A 17.5' foot side yard to street setback variance to allow a <br />7.5' foot setback rather than the required 25' foot setback. <br />3. An unspecified lot coverage variance was advertised for but is <br />not needed as the lot coverage is in compliance with code. <br />BACKGROUND: <br />The applicant is requesting the above variances to replace an <br />existing 590 s.f. single family home at 1117 Spruce St. The <br />residence is one of two residences located on Lots 8 and 9, Block <br />3, East Louisville Subdivision, which was platted in 1906. <br />As platted, the combined lot dimension is 50'x 125', resulting in <br />a lot area of 6,250 s.f. The applicant has owned both residences <br />since 1974. <br />The subject residence (1117) was the first house to be built and is <br />located on the northerly 97' (97'x 50') feet of the property, along <br />with a detached garage. The south 28' was split off for the <br />additional dwelling (1131) in 1952. The residences are serviced by <br />separate utilities. <br />1 <br />
