RESOLUTION NO. 33 <br /> SERIES 1992 <br /> there has been submitted to the Louisville Planning Commission an <br /> application for a Final Subdivision Plat for Ridgeview Estates by SHEFFIELD HOMES; <br /> WHEREAS, all materials related to the Final Subdivision Plat have been reviewed <br /> by City staff and found to be in compliance with the Louisville zoning ordinances, <br /> subdivision regulations, and related policies; and <br /> WHEREAS, the Planning Commission finds that said Final Subdivision Plat for <br /> Ridgeview Estates should be approved with conditions, as follows: <br /> 1. The applicant shall provide for secondary emergency access. Access should be <br /> shown on the final plat subject to fire district and city approval, <br /> 2. That City guidelines be followed and included in the subdivision agreement <br /> concerning fencing adjacent to open space. <br /> 3. The applicant shall install an 8' wide pedestrian trail through Tract C and <br /> submit a final trail design to be reviewed and approved by the Parks and <br /> Recreation Department. <br /> 4. That construction traffic access be provided through Tract C from South Boulder <br /> Road, as necessary. <br /> S. That Lot 68 shall be restricted to a no walk-out unit; Lot 67 shall be restricted <br /> to a garden-level unit and so noted on the Plat. <br /> 6. That the applicant shall install sidewalk and landscaping improvements along <br /> the development frontage on S. Boulder Road subject to staff review and <br /> approval <br /> 7. That the entry sign lettering is to be removed upon final sale. <br /> 8. That technical issues be resolved with the Public Works Department prior to <br /> recording. <br /> 9. Dedication Language shall be revised per the City Attorney. <br /> 10.
