Historic Preservation Commission <br />Meeting Minutes <br />June 8, 2020 <br />Page 3 of 6 <br />The request to demolish the structures at 1201 Lincoln Ave. was reviewed by a subcommittee of <br />the HPC and then referred to the full Commission. 1201 Lincoln Avenue was built in 1908 by <br />George W. Admire. The Koci family purchased the house in 1921 and lived there for 80 <br />years. The house is a single story residential structure built in the Craftsman -style. The front <br />porch was modified over time. The property does meet the criteria for landmarking, one of <br />the ways that demolitions are evaluated. The house is not located in a historic district and <br />the costs and condition of the property are unknown. Selvoski stated that she has been in <br />contact with the applicants frequently and that they are aware of the incentives offered <br />through the preservation program. For that reason, staff recommends a 60 day stay on <br />demolition, calculated from the date of application (May 4, 2020). That stay would expire on <br />July 3, 2020. <br />The applicant, Marty Beauchamp, architect for the project, discussed the decision -making <br />process that resulted in the demolition request. The landmark bonus related to FAR and lot <br />coverage wasn't necessary. Also, the required setback in order to landmark the project would <br />decrease the space available for the yard — something the applicants prioritize. The applicants <br />hope to reuse as much material from the historic structure as they can during the renovation. <br />The proposed design is intended to meet the needs of the applicant but also fit in with the <br />architecture of Old Town. <br />Klemme clarified that the applicants had explored utilizing the preservation bonus. <br />The owners of the property, Dan Berlau and Elise ter Harr, stated that they were very excited to <br />relocate to the Old Town area. They are familiar with the financial and zoning incentives, but <br />ultimately want to have a larger range of options when designing the house. <br />Dunlap asked about the requirements related to second story setbacks. <br />Selvoski responded that, as designed, the applicants are not planning a second story setback. <br />Public Comments: <br />John Obremski, 248 Centennial Dr., Louisville, CO 80027, stated that he was opposed to the <br />demolition. The stonework is beautiful and so is the architecture of the original structure. The <br />neo-craftsman design proposed by the applicant is popular right now. Perhaps the house could <br />be moved toward the street to create a larger yard. Gable additions would be preferable to <br />demolition. <br />Tessa Greene, 1300 Lincoln Avenue, Louisville, CO 80027 expressed sadness over the <br />demolition of the house. She was glad to hear the materials would be reused when possible. <br />Christine Nimmo expressed sadness at losing the connection to our agricultural history. <br />Helly Duncan, 912 Garfield Avenue, Louisville, CO 80027, expressed understanding at needing <br />to expand the existing house but saddened at the loss of the house in its entirety. <br />Discussion: <br />3 <br />4 <br />
