If approved the wall signs would <br />increase from 15 SF to 35 SF in size. 168 CTC Boulevard. Posted in City Hall, Public Library, <br />Recreation Center, Courts, Police Building, and mailed to surrounding property owners and <br />property posted on July 25, 2014. <br />Conflict of Interest and Disclosure: <br />None. <br />Staff Report of Facts and Issues: <br />Troy Russ, Director of Planning and Building Safety, presented from Power Point: <br />• Application for two buildings on Lots 4 and 5 on corner of Dogwood Street and CTC <br />Blvd, located in Colorado Tech Center, property zoned Planned Community Zone <br />District -Industrial. PUD was silent on sign guidelines. Underlying zone district guiding <br />regulations are IDDSG attached to Municipal Code, Chapter 17. <br />• Applicant requests 35 SF maximum, 18 inch letters, allows larger logo — branding <br />flexibility and competitiveness in market place, no background base allowed behind <br />lettering or logo, specifically cut-out letters non -illuminated. <br />• Different sections of IDDSG state 15 SF each wall sign, not to exceed 80 SF total, shall <br />not exceed 25 feet in height from grade, locate wall signs on first floor level. <br />• For Lot 4, proposed waiver is four 35 SF wall signs,140 SF total, approximately 27 feet <br />from grade, located above first floor level. <br />• For Lot 5, proposed waiver is for three 35 SF wall signs, six 15 SF ID signs, 195 SF <br />total, located above first floor level. <br />Staff Recommendations: <br />Staff recommends approval of Resolution 13, Series 2014, for a final PUD for 168 CTC <br />Boulevard and 2051 Dogwood Street with the following condition: The applicant shall place the <br />following note on their PUD "No boxed or canned surface mounted signs are permitted. All <br />surface mounted signs shall be non -illuminated individually cut letters/logos and placed directly <br />on the building facade." <br />Commission Questions of Staff. <br />Moline asks about number of sign requests in the past year for that zoning district. <br />Russ says IDDSG regarding signage should be re-evaluated. Staff concurs the codes are <br />archaic and need to be re-examined. <br />Rice asks about procedure regarding design guidelines. Why is Staff varying from guidelines. It <br />appears the percentage increase of square footage could be doubled or more. <br />Russ says because of the number of applications Staff is receiving, Staff is trying to interpret the <br />sign code in a different way regarding square footage.
