There is no additional development behind the building because the elementary <br />school is located there. There is no neighbor impact and would not change its physical location. <br />Applicant Presentation: <br />Applicant and Representative: DAJ Architects (Andy Johnson), 922-A Main Street, Louisville, <br />CO. <br />Replatting of property which is a big, open area. The two lots being requested will be big <br />lots in comparison to the average size along Lincoln which historically have larger lots. <br />This project will create a more compatible finish to this neighborhood on Lincoln. The <br />owners' intention is to create something more manageable, keep the property where the <br />house currently exists a smaller size, and create a moderate -sized home on the corner <br />property attaching to the garage. <br />Commission Questions of Applicant: <br />Rice asks about the reason for leaving the garage. <br />Johnson answers that the garage was built approximately 10 years ago. The garage is in good <br />shape with no reason to demolish it. It could be easily incorporated into a new home. The <br />intention is that the owner will build on the corner lot and sell the north property. <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff recommends Planning Commission approve Resolution No.16, Series 2014, a resolution <br />recommending approval of a replat to subdivide a single 14,436 SF lot into two separate lots in <br />the Residential Low (RL) zone district, located at 517 Lincoln Avenue, Lots 13,14,15,16, and 17, <br />Block 5, Acme Place Subdivision, with no conditions. <br />Closed Public Hearing and discussion by Commission: <br />Brauneis says it looks like a practical solution to an overly large lot.
