Mailed to <br />surrounding property owners and property posted on February 20, 2015. <br />Staff Report of Facts and Issues: <br />Trice presented from Power Point: <br />• Property located at the intersection of W. Century Drive and Centennial Parkway <br />• Zoned Planned Community Zone District — Commercial (P-C) <br />• 334 sf and 325 sf <br />• 2 existing, one-story, L-shaped buildings <br />• No changes to existing site <br />• Lot 1A — 184,863 SF and Lot 1 B — 149,461 SF <br />• Complies with Minor Subdivision Criteria <br />Commission Questions of Staff: <br />Tengler asks if Staff has any concerns about the size of the lot of the subdivision relative to the <br />size of the buildings? <br />Trice answers negative. <br />Applicant Presentation: <br />Roger Kelley, Baseline Land Surveying, 10475 Irma Drive, Unit #3, Northglenn, CO 80223 <br />• There is no proposed plan with no proposed development. <br />• It is a straight replat. <br />Commission Questions of Applicant: <br />Pritchard asks the applicant if he is comfortable with the condition. <br />Kelley verified with the owner that there is no problem with the condition for shared access or <br />maintenance agreements. <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff recommends Planning Commission approve of Resolution No. 9, Series 2015, a resolution <br />recommending approval of a replat to subdivide a single 334,325 SF lot into two separate lots <br />zoned Planned Community Zone District — Commercial (P-C), located at 248 Centennial <br />Parkway/1172 Century Drive; Lot 1, Block 2, Centennial Valley Business Filing 6., with the <br />following condition: <br />• The applicant will provide an agreement between the two lots to establish shared <br />parking, cross access and overall maintenance. <br />Closed Public Hearing and discussion by Commission: <br />Russell in support. Rice in support. O'Connell in support. Moline in support. Brauneis in support. <br />Tengler in support. Pritchard in support. <br />Motion made by Brauneis to approve Resolution No. 09, Series 2015, with the condition as <br />stated. Seconded by Moline. Roll call vote. <br />
