Posted in City Hall, Public <br />Library, Recreation Center, and the Courts and Police Building and mailed to surrounding <br />property owners and property posted on December 23, 2015. <br />Staff Report of Facts and Issues: <br />Troy Russ presented from Power Point: <br />o Located on northeast corner of Garfield Street and Short Street and zoned Residential <br />Low (RL). <br />0 20,569 sf lot which is large for the subdivision. <br />o Existing 1,763 sf house and 450 sf attached garage, 352 sf deck, and 566 sf patio. <br />0 3,131 sf total lot coverage of existing structures. <br />o Applicant would retain original structures which are all on Lot 102A. <br />o PROPOSAL: Lot 102A would be 11,035 sf and the structures would cover 28%. 30% is <br />permitted in the underlying zoning district. Lot 102B would become a vacant lot eligible <br />for development. <br />�- N, <br />u�.. g_ w <br />o Minimum Lot Area in RL is 7,000 sf with 30% lot coverage. <br />o Lot 102A would be 11,035 sf and allow 3,301 sf lot coverage. <br />o Lot 102B would be 9,534 sf and allow 2,860 sf lot coverage <br />o Neighborhood lot size average is 8,600 sf. <br />o New lots would be compatible with neighborhood. <br />o Subdivision would create additional dwelling unit. <br />o Complies with 2013 Comprehensive Plan for this area. <br />o No waiver requests. <br />
