The City is <br />requesting that the alley, while still a public alley, be maintained by the HOA <br />going forward. <br />PUD. The applicants are requesting 51 residential units, a density of 6.9 units per acre, <br />which is less than the minimum required in the MU-R zone district under MUDDSG that <br />calls for a density between 12 and 20 units per acre. The applicant is requesting a <br />waiver to allow for lower density and fewer units. Staff feels this is appropriate given its <br />location, its adjacency to the established Little Italy neighborhood which is of similar <br />density, and it is further from the proposed future transit station. There are no bike lanes or <br />dedicated bike trails proposed. This is an extension of the Downtown Old Town feel. <br />
