We are looking forward to having that conversation this evening with the Commission <br />and the public. <br />Hsu says I have a question about how this is implemented. If CC passes the Small Area Plan <br />basically the way it is, can you chart out what that means to the community, the Planning <br />Department, and the City in the next six months to a year? <br />Zuccaro says at the end of the plan, there is an implementation table that points out the time <br />frame for these items. Some of the short term items would be looking at new ordinances and <br />regulations for the area to reflect the land use plan and creation of design guidelines. There is <br />also some infrastructure that would come in the early stages and recommended as Capital <br />Improvements. <br />Robinson presents from Power Point. <br />Here is a quick recap of what was presented at the June 23, 2016 meeting. The Small Area <br />Plan came out of the Comprehensive Plan and is intended to guide development in the corridor. <br />Study Area <br />1. Defines desired land uses for the corridor; <br />2. Establishes preferred physical character (design guidelines); <br />3. Outlines public infrastructure priorities <br />You will see some renderings in this presentation which are not specifically proposed. This is <br />not something the City is going to build. This is to give an idea of, if and when the property <br />owners decide they want to redevelop these properties, what these design guidelines would call <br />for and what it would look like.
