Posted in City Hall, Public <br />Library, Recreation Center, and the Courts and Police Building, and mailed to surrounding <br />property owners on September 23, 2016. <br />Staff Report of Facts and Issues: <br />Robinson presented from Power Point: <br />• This is a request to modify a previously approved plat for the Foundry subdivision <br />• Located in Steel Ranch (Takoda) at the southwest <br />• Property zone Planned Community Zone District — Commercial/ Residential (PCZD-C/R) <br />• Plat & PUD approved in January, 2016 <br />• Plat has not yet been recorded. This is an amendment to a previously approved but <br />unrecorded plat to modify some of the lot line locations. <br />BACKGROUND <br />• 32 residential condos (24 age restricted) <br />• 38,000 SF commercial space <br />• Residential buildings on the west half of the property and the commercial on the east <br />half <br />PREVIOUS LAYOUT AND PROPOSED LAYOUT <br />• Buildings staying in the same place. Nothing changing about the development. <br />• The change is to get the land associated with the residential uses along the residential <br />lots and get the land associated with the commercial uses on the commercial lots for <br />ownership and future maintenance reasons. <br />• Some lines are moving. Nothing is changing about the public land dedication <br />• When the property was initially platted and the PUD approved for the overall Takoda <br />subdivision, public land dedication was made. <br />• When this change was submitted, some of the commercial land was converted to <br />residential land, which has a higher public land dedication requirement. The applicant <br />agreed a pay a fee -in -lieu to make up the increment in public land dedication. <br />• This does not change the allocation between the residential and commercial land. <br />• The fee -in -lieu is not changing. The applicant will still pay it. <br />• The proposal meets all applicable requirements and criteria in the Louisville Municipal <br />Code. <br />9 Previous layout and new layout below. <br />
