I think it is highly unlikely based on looking at this <br />development and how it is laid out; it is specifically laid out for storage use. <br />Rice says any use that is not consistent with the industrial uses would be a code violation. If <br />someone uses it for a residential use, it would be prohibited. Zuccaro says yes. <br />Rice says I am not familiar with the term "clubhouse". What is in the clubhouse? <br />Ritchie says my understanding is that it could be used for gatherings of owners potentially. This <br />is a For Sale product, not For Lease. There may be a small kitchen and restrooms. There may <br />be a TV lounge area. The clubhouse is only 1500 SF. We feel the parking is adequate given the <br />size of the clubhouse. <br />Sheets asks about the uses. If people stored their woodworking equipment and want to do this <br />on the weekend, would you find them in their own space? <br />Zuccaro says I think that is how this product is typically used. I request the applicant provide <br />clarification. This is a newer trend in these types of storage units where people do hobbies and <br />projects. <br />Applicant Presentation: <br />Micki Leyba, Permontes Group, 625 Main Street, Longmont, CO <br />I want to go over the waivers. We designed our site and layout based on the IDDSG. Access <br />comes in off Pierce Avenue on an existing paved concrete shared access with the property to <br />the south. There will be a gate operated by owners. We have parking for the clubhouse, <br />handicap accessible. There are wide drive aisles meeting fire requirements. We have a small <br />dump station planned for anyone with RVs or those types of vehicles. We have a detention <br />pond which meets the standards. The roofs will pipe to roof drains so we dump no water on the <br />adjacent properties. Water will be captured in small roof drains and pipe it to the detention pond. <br />We have designed the site with the buildings placed to give an aesthetic appearance. The site is <br />zoned Industrial and is approximately 2.17 acres. There will be three buildings, 36,600 SF. <br />There will be 32 condo storage units. They will be sold individually. The clubhouse is 1500 SF <br />which will have restrooms and climate control and water. Building height is 18', 6" to the top of <br />the parapet. The building coverage for all units is approximately 39% of the site. The hardscape <br />asphalt and concrete is 36%. We have a total landscape area of 25%. We provide the 8 parking <br />spaces, 7 regular and 1 handicap accessible which should be adequate for the clubhouse. <br />There is plenty of room to park near a unit and still give clear space for a fire truck. There will be <br />trees along the northern side which will be between the neighboring building and ours. Trees will <br />be planted along Pierce Avenue, but currently it is covered with utilities (water, electric, gas). <br />This is an infill project, so everything around it is built out. It is difficult to get trees with the <br />spacing we need and not disturb root zones. We propose to plant the trees a little further <br />outside of the area. Currently, the property to the south has a storm pipe that runs through our <br />site to the north. There needs to be an easement. We propose to upgrade and replace it with a <br />bigger pipe. My client has been in contact with the property owner and we are in agreement to <br />do it. We will plat an easement with a separate document. <br />Robert Krieger, Woodhouse Construction, 3650 East First Avenue, #350, Denver, CO <br />The clubhouse is a meeting area for owners. We need restrooms. The units will be storage units <br />with little power going to them. There will be no gas and no water. <br />Commission Questions of Applicant: <br />Rice asks if you could elaborate on the use of the clubhouse. Why would people using this for <br />storage hang out at the clubhouse? <br />Krieger says we felt we needed restrooms. I don't know what the clubhouse will be used for <br />besides a meeting and congregating area. <br />Rice asks if this will be handled by the condominium agreement. Will this common area be <br />handled by dues? Krieger says yes. <br />
