RESOLUTION NO. 07 <br />SERIES 2013 <br />A RESOLUTION RECOMMENDING APPROVAL OF A FINAL PLANNED UNIT <br />DEVELOPMENT (PUD) PLAN TO ALLOW FOR THE CONSTRUCTION OF A 430,339 <br />SQUARE FOOT BUILDING CONSISTING OF WAREHOUSE AND ACCESSORY <br />OFFICE SPACE ON LOT 11 OF THE C.T.C FILING 2 SUBDIVISION. <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of a Final Planned Unit Development to allow for the <br />construction of a 40,339 square foot building consisting of warehouse and accessory <br />office space on Lot 11, of the CTC Filing 2 Subdivision; and <br />WHEREAS, the City Staff has reviewed the information submitted and found it to <br />comply with Louisville Municipal Code Chapter 17.28; and <br />WHEREAS, after a duly noticed public hearing on April 11, 2013, where <br />evidence and testimony were entered into the record, including the findings in the <br />Louisville Planning Commission Staff Reports dated April 11, 2013, the Planning <br />Commission finds the AVADAN Final PUD Plan, located on Lot 11, of the CTC Filing 2 <br />Subdivision should be approved with the following conditions: <br />1. The portion of the northern access drive which is in the access and utility <br />easement will be designed so as not to prohibit access to the easement area. <br />The final design of this drive will be reviewed and approved by the City of <br />Louisville Public Works Department prior to construction. <br />2. The landscaping of the northern property line is approved contingent upon the <br />vacation of the access portion of the underlying 30 foot access and utility <br />easement. If the vacation of the easement cannot be completed, the <br />landscaping on the northern property line will be relocated in a manner that <br />provides access acceptable to the City of Louisville Public Works Department, <br />and meets the requirements of the landscaping chapter of the Industrial <br />Development Design Standards and Guidelines. <br />3. Note 3 on the cover sheet will be amended to indicate only one ground mounted <br />monument sign will be constructed. <br />4. The monument sign on the southwest corner of the property that is currently <br />shown in the 15 foot drainage, utility, and landscape easement will be moved out <br />of the easement. <br />5. The lighting plan will be amended to indicate the light poles in the parking lot will <br />not exceed 24 feet in height. <br />6. A water usage table will be added to the cover sheet of the Final PUD plan which <br />indicates the anticipated water usage of the project. <br />7. Sheet 2 of the Alta Survey will be amended to show the correct location of the <br />manhole on the northern property boundary. <br />8. The PUD will be amended to indicate the following items will be privately owned <br />and maintained; <br />a. The fire hydrant and 6 inch water line on the southwest corner of the <br />building. <br />b. All of the proposed storm sewer infrastructure on the property.
