c <br />NOTICE OF PUBLIC HEARING <br />ORDINANCE No. 1798, SERIES 2020 <br />NOTICE IS HEREBY GIVEN that at a regular meeting of the City <br />Council of the City of Louisville, Colorado, to be held on August 4, <br />2020 at the hour of 6:00 p.m. as an electronic meeting (access in- <br />formation for which can be p.m, <br />at www.LouisvilleCO.00v) the <br />City Council will hold a Public Hearing on the final passage and <br />adoption of a proposed AN ORDINANCE APPROVING THE FIRST <br />AMENDMENT TO THE CONOCOPHILLIPS CAMPUS GENERAL DEVEL- <br />OPMENT PLAN (REDTAIL RIDGE MASTER PLAN). <br />Published in the Daily Camera on July 19, 2020 with full ordinance. <br />ORDINANCE NO. 1798 <br />SERIES 2020 <br />AN ORDINANCE APPROVING THE FIRST AMENDMENT TO THE <br />CONOCOPHILLIPS CAMPUS GENERAL DEVELOPMENT PLAN <br />(REDTAIL RIDGE MASTER PLAN) <br />WHEREAS, on April 6, 2010, by Ordinance 1569, Series 2010 (Re- <br />ception No. 03284515), the City rezoned the property known as the <br />ConocoPhillips Campus property to Planned Community Zone Dis- <br />trict - Commercial (PCZD-C), approved the ConocoPhillips Campus <br />General Development Plan (Reception No. 3088779) and on April 20, <br />2010 executed the ConocoPhillips Colorado Campus General Devel- <br />opment Plan Planned Community Zone District Zoning Agreement <br />(Reception No. 03284516); and <br />WHEREAS. the applicant, Brue Baukol Capital Partners, with au- <br />thorization from the property owner, Phillips 66 Company, has sub- <br />mitted to the City a proposal for amendments to the ConocoPhillips <br />Campus General Development Plan and ConocoPhillips Colorado <br />Campus General Development Plan Planned Community Zone Dis- <br />trict Zoning Agreement and <br />WHEREAS, the proposed 1st Amendment to the ConocoPhillips <br />Campus General Development Plan (Redtail Ridge Master Plan) in- <br />cludes changes to the development plan related to parcel layout, <br />design requirements, the transportation network public land <br />dedications, and a mixed commercial and residential development <br />with up to 5,886,000 gross square feet of building area and 2,236 <br />multi -family residential units, inclusive of 1,326 age -restricted units <br />and 900 non -age -restricted units; and <br />WHEREAS, the Planning Commission held a public hearing con- <br />cerning the request on June 11, 2020 and June 25, 2020, where evi- <br />dence and testimony were entered into the record, and after con- <br />sideration of the evidence and testimony presented and based on <br />the criteria for amending a general development plan in Chapter 17. <br />72 of the Louisville Municipal Code, the Planning Commission ap- <br />proved Resolution No. 4, Series 2020 recommending to the City <br />Council denial of the proposed 1st Amendment to the <br />ConocoPhillips Campus General Development (Redtail Ridge Master <br />Plan); and <br />WHEREAS, the City Council has held a public hearing on Au- <br />gust 4. 2020 for the proposed GDP amendment and has provided <br />notice of the public hearing as provided by law; and <br />WHEREAS, no protests were received by the City pursuant to C <br />.R.S. §31-23-305. <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF <br />THE CITY OF LOUISVILLE, COLORADO: <br />Section 1. The City Council of the City of Louisville hereby ap- <br />proves the 1st Amendment to the ConocoPhillips Campus General <br />Development (Redtail Ridge Master Plan). <br />Section 2.
