Rippeth <br />1041 Lincoln <br />Louisville, Colorado - 80027 <br />VARIANCE: dish to split lots and build new house. Lots 9-10-11-12 El'_ 4 - Capitol Hill. <br />Reouest Variances as necessary to divi:6e the above described property <br />into 2 (two) plots to allow construction of a residence on the <br />anproximate west 2 of the present property. <br />A discrintion of the property, worked up by Mr —Stephen, showing the approximate <br />Tenth and width of lot and approximate setbacks, is a part of these minutes, and <br />was read at the hearing. <br />• <br />There was considerable discussion about the ordinance calling for 25 ft. <br />from the alley. It. was noted the ordinance call for 25ft. set back from public <br />right of way. <br />It was established by a question from Mr. Bob Ross, that the house would <br />be a two (2) story frarehouse. <br />A in depth discussion about the 25 ft. setback off the alley was held, <br />acco;noanied with a blackboard drawing showing what the ordinance calls for. The <br />variance sought for here is to reduce this 25 ft. to 6 ft. It was pointed out <br />by Mr. Ernie Marinelli that the applicant wanted to sub divide this plot into <br />two lots and there would be two principal dwellings. <br />It was noted by Mr. Don Picket, the drawing shows a 22 ft. front yard set- <br />back for the new building fronting on Short Street. This requirement by ordinance <br />should be 25 ft. No variancd asked for on this setback. Mr. Mel Stephen stated <br />this was just on approximation and no variance needed. <br />Mr. Don Picket wanted closer figures to the size of the house. Mr. Laird <br />Rinpeth stated the size of the house could change according to the variance granted, <br />but the size would be approximately 32ft. X 48 ft. with approximately 1,536'. <br />1,326t1in the existing house. <br />Reason for wanting to build, is because the back lot is nothing but a <br />:reed patch, and no renters would take care of it. The new house would be for <br />annlica_nts son. <br />P { <br />It was brought uo by Mr. Mel Stephen in answer to Mr. Don Ross'squestion, <br />that Mr.-. Laird Rinpeth had been denied a building permit, by him and :riot the <br />
