BOARD OF APPEALS - APRIL 28, 1983 <br />ROLL CALL: <br />Bob Ross, Gil Reed, Norm Laurence, Don Ross, Robert Davies, all <br />present. Larry Beber and Lee Bridgewater, absent. <br />CHAIRMAN NOTIFIES PARTIES WHAT IT TAKES TO CONSTITUTE A QUORUM. <br />PUBLICATION: <br />Notice of the Public Hearing was posted in City Hall on April <br />20th and 27th, 1983. Letters were mailed to property owners <br />within a 500 foot radius of the property on April 13, 1983. <br />CASE NUMBER 1983-3 <br />Applicant, Eastpark Associates, requests an 8 foot rear yard <br />setback on Lot 1, Filing 1, Coal Creek Station, more particularly <br />known as 1140 South Boulder Road, for the following reasons: <br />The proposed building will line up with the present 7-11 store, <br />thus creating a more pleasing appearance from South Boulder Road. <br />The Fire Department has access along an easement on the rear of <br />the property. Applicant will provide a 10 foot sideyard setback <br />although no sideyard setback is required. Applicant will provide <br />landscaping on the front of the lot, thus reducing the visual <br />impact from South Boulder Road. The 8 foot rear yard setback <br />allows for the required parking and a 20 foot landscaping depth. <br />The 20 foot landscaping depth is needed for the required water <br />detention pond. <br />As per Section 17.12.040 requires a minimum rear yard setback of <br />20 feet in a CB zone. <br />STATEMENT FROM APPLICANT: <br />Gary Shaw, Quinlan Construction Company, explained in detail all <br />the requirements the City requested for landscaping, drainage and <br />parking, thus the need for the reduced rear yard setback. <br />QUESTIONS FROM THE BOARD: <br />Don Ross: What do you anticipate the occupancy type of the <br />building will be? A portion will be office and the other retail <br />sales. <br />Gil Reed: Is there a requirement that the Fire Department have <br />access? Yes <br />APPLICANT stated that the size of the building os 4050 square <br />foot and to reduce that to 3000 square feet would not be feasable <br />as far as building costs. They have put alot of work on the <br />project. It will match the brick of the 7-11 store. <br />1 <br />
