A variance allows construction to begin on Coal <br />Creek Ranch Filing No. 3 while the flood insurance rate map (FIRM) revision is <br />being processed by the Federal Emergency Management Agency (FEMA). The <br />hydraulic analysis and report to FEMA is enclosed. The results of the report <br />show the placement fill along the flood plain fringes within Filing No. 3 has <br />little or no impact on the Coal Creek flood plain. We anticipate the FIRM <br />revision process to be complete in April. <br />We appreciate your consideration of this request.
