The second <br />item is a request for 74 1/2 square feet additional lot coverage <br />then the 20% allowed. This is basically for an outdoor roof that <br />covers a stairway that goes to a lower level entrance. <br />Chairman Sears asked if there was anyone that would like to speak <br />in favor of this proposal? None. <br />Chairman Sears asked if there was anyone that would like to speak <br />in opposition to this proposal? <br />Mark VanArk, 1 Continental View. At the time of the subdivision <br />we did not oppose it. This is a much small lot than normal_ in <br />Continental View. My feeling is that the creation of the subdi- <br />vision was in fact an alternation of the neighborhood. A ques- <br />tion that I have is once the setback variance is granted will it <br />be for a redwood deck or at some point in the future could that <br />deck be enclosed or at some point in the future could some other <br />structure be added on to that residents. If that is true I <br />strongly oppose it. I will not oppose it if it is just in fact a <br />deck and nothing more that is shown and nothing in the future <br />will be added or enclo,s•ed on that space. <br />Lynn Kirkendall, 5 Continental View Drive. I am not here to <br />oppose the variance because I don't want to oppose the Rieders. <br />I would not want to do something that would cause them to not <br />build their deck. We understand that the concrete deck could be <br />built and do the same thing as the redwood deck as far as the end <br />result in getting a deck. I also understand that it would be more <br />expensive. If you take the 15 foot setback and grant a variance <br />that means that the whole 15 foot zone along the back of the <br />house becomes. in the future a bold site for another structure. <br />Will this be a straight 15 foot variance? I understand that the <br />application has to be made for a variance for the rear deck <br />because if it is a redwood deck attached to the house it is a <br />part of the structure. 1 seems to me if it is a part of the <br />structure then that goes to the coverage requirements then it is <br />more than the 75 square feet requirements. I do not oppose the <br />granting of the variance, the subdivision was our chance to talk <br />about it and we did not. But it did change the neighborhood. <br />STAFF PRESENTATION: <br />Wood referred to the staff report of January 23, 1990. Staff <br />does recommend both variances as requested by the applicant. <br />Chairman Sears closed the public hearing. <br />BOARD COMMENTS: <br />Fyne stated we need to be clear about the deck and what this is <br />going to cover. <br />
