even though Louisville had opposed it in its present form, it is shown as a regional connector. He
did not feel it could be ignored as an effect on land use there. It is more compatible with an industrial
use than a residential use. He did not see any changes out there that would meet the criteria. As far
as connection to schools, there were no plans to put sidewalks along Dillon Road.

Sisk felt this was an effort by Richmond Homes to contribute to urban sprawl in Louisville. The modified
proposal was for a single-story, generally rectangular building. This proposal was generally designed
for more retail oriented uses, and allowed for a potential connection to the proposed Century Retail
Center to the south of Century Office Park. The overall square footage was reduced from 13,000
s.f. to 10,900 s.f. The number of parking spaces had increased slightly to accommodate the greater
retail orientation of the building. Open space coverage had increased from 39% to 43%. May 22,
1997, this went to the Planning Commission who recommended approval with 16 conditions, all of
which had been met. A detail had been added for the cut-off wall mounted light fixture with wattage
shown at 400 watts. Staff recommended that the wattage be reduced to 150 watts. Staff
recommended that the initial color of all signs on the east facing McCaslin Boulevard be a uniform
color related to that east building elevation to have the effect of reducing the prominence of the
signage.

Davidson called for the applicant's presentation.

Donald Slack, 7935 East Prentiss, Suite 102, Englewood, Colorado 80111, reviewed the project.
They agreed to accept the condition that the light source be reduced to 150 watts.

8
