The property is zoned Community Commercial (C-C) and subject to the Downtown
Louisville Design Handbook ("Design Handbook") and Downtown Louisville Framework
Plan ("Framework Plan"). The Design Handbook and Framework Plan designate two
character areas in Downtown, the "Core Area" and "Transition Area." The map in
Figure 2 below shows the Core Area highlighted in blue and the Transition Area in
crosshatch. The Core Area is the traditional business center for Downtown while the
Transition Area includes more of a mix of traditional commercial and residential uses.
The Transition Area includes policies for lower building heights and less density as
compared to the Core Area as a way to transition building character between the
commercial core and surrounding residential neighborhoods.
Figure 2: Downtown Map with Core Area in Blue and Transition Area is Crosshatch
S wh .51r-1 r
I I —T— ALI Y
` for 1, North
or
I+
w:Jnw Street — -
do ■ n
■ * +
I oil
strec
950 Spruce)
MIND 725 Front
Ila
■
C_---- -
ti
1• m 4rrt
#
While the property is not eligible for landmarking, the City traditionally brings all
applications in the historic downtown to the Historic Preservation Commission for
review.
