The use of brick at the lower two levels helps portray a unified lower element compared
to the lighter colored stucco or composite panels on the third floor and could be
considered as meeting the intent of the policy. Staff does note that the lower brick
element is -19' in height and the off-white composite or hardi-board panel element at
the first story is -12' in height compared to the 12-14'storefront massing of a typical
storefront facade suggested in the policy.
NEXT STEPS:
This project will be reviewed by the Planning Commission and City Council at future
public hearings. Staff is seeking HPC's recommendation to the Planning Commission
and City Council on compliance of the project with the Design Handbook policies on
maintaining the historic and traditional context of Downtown.
ATTACHMENTS:
1.
