Process timeline is estimated to take three (3) to four (4) months. <br />. Majority of changes will occur in Chapter 3. <br /> <br />Staff is requesting a discussion and direction of the Planning Commission. Wood stated <br />he would review the power point slides handout that was included in the meeting packet <br />and then request a discussion after each Opportunity Area Review. <br /> <br />Following is a summary of each Opportunity Area discussion topics after the summary <br />presented by Wood. <br /> <br />Opportunity Area 1 <br />. Update the Map to reflect the two new entitlement areas (North End and <br />Takoda) <br />. Trail Connection to ball fields, also general connectivity for new residents <br />. Consider including the Cottonwood Area in the area and give it a vision. <br /> <br />Opportunity Area 2 <br />. Balance parking needs with changing usages. <br />. Parking study and traffic studies of area are relevant in the consideration of <br />any reclassification of land uses. <br />. Consider the connection of areas on east and west sides of tracks, so it does <br />not appear to be two downtown areas. <br />. Target areas of residential in the HWY 42 area. <br />. Consider the establishment of review criteria for dividing the larger residential <br />lots in the Old Town area. <br />. Additional areas to consider as parking for FasTracks: grain elevator, ball field <br />parking across HWY 42. <br />. Possible interest in expanding the Commercial Community zoning towards <br />South Boulder Rd. would require a study of the traffic impact. <br />. Look at areas for possible landmarks such as the grain elevator. <br />. Historic Preservation and Community Character: what is the difference; need <br />to keep the charm of downtown regarding height, diversity of architecture, and <br />look at design standards. <br />. Amend the floor area ratio (FAR) since it is nearing the maximum under the <br />current regulations. <br />. Clarify the "vision" for downtown. <br /> <br />Opportunity Area 3 -limited review of the Colorado Tech Center (CTC) will be done. <br /> <br />Opportunity Area 4 - area will have a larger impact on the City of Louisville since the <br />sale of the former StorageTek site to ConocoPhillips. <br />. Access from HWY 36 on 88th Street is needed to increase availability to the <br />hospital, for the potential development of retail, and the provide connectivity <br />to the rest of Louisville. <br /> <br />Opportunity Areas 5 and 6 <br />. Need to adjust policies to bolster retail, such as signage along HWY 36 <br />
