The adjoining alley to the development is insufficient to provide primary access <br />for the development. Alley access is proposed to provide primary access for 18 <br />of the 19 dwelling units. The alley is inadequate in required width and turning <br />radius' to meet the requirements of the Louisville Fire Protection District and to <br />function as the sole access given the density of the proposed project. <br /> <br />3. The adjoining alley, as currently improved, is insufficient in width to function as a <br />primary access for the development. The proposed alley varies in width from <br />17.5 feet on the north to approximately 14 feet at the south. The Louisville Fire <br />District requires a minimum width of 20' for emergency ingress and egress. <br /> <br />4. The flat roof elements do not comply with the required design requirement of the <br />Old Town Overlay Zone District and are out of character with the roof elements in <br />the surrounding neighborhoods. The Old Town Overlay Zone District requires <br />that 80% of the buildings roof pitch is required to be a 6: 12 roof pitch.
