<br />Planning Commission <br />Meeting Minutes <br />OCTOBER 9, 2008 <br />Page 2 of 11 <br />Wood requested the applicant, Jon File, distribute the colored rendering to the <br />Commission prior to the Staff Presentation. Loo moved and Sheets seconded a <br />motion to enter the colored renderings into the public record. Motion passed by <br />all those present. <br /> <br />Wood continued with the following summary of the facts and issues: <br />. A final planned unit development (PUD) for 1475 Arthur Ave; Lot 7, <br />Block 1, CTC 1 st filing. <br />. Applicant is Party of Five LLLP, represented by Jon File. <br />. Property information: <br />. Industrial Zone District <br />. 2.5 acres <br />. The request is for a final PUD to allow for the development of 28,170 SF <br />industrial/flex office building. <br />. The subject property abuts a property located in Boulder County that has <br />a single family residence and is zoned Rural Preservation. According to <br />the IDDSG, any property located "Adjacent residential or agricultural <br />zoning districts, and/or open space" shall provide a 25 foot wide <br />landscape buffer. This condition has been compiled with. <br />. Building setbacks, parking and vehicle circulation are in compliance with <br />the IDDSG. <br />. The Louisville Fire Protection District has reviewed the access plan and <br />has approved the plan as shown. <br />. The requested sign size is 39 SF, while the IDDSG requires a 25 SF <br />sign. The applicant must reduce the overall size of the monument size to <br />comply with the IDDSG standard. <br />. Building design and materials are in compliance with the standards of <br />the IDDSG. <br /> <br />Staff recommends approval of the PUD with the following conditions: <br />1) The applicant is to remove the parking spaces adjacent to the west side <br />of the building, primarily because there is not adequate pedestrian <br />circulation provided to those parking spaces. <br />2) The applicant must reduce the overall size of the monument sign to <br />comply with the 25 SF monument sign requirement established in the <br />IDDSG. <br />3) The proposed beige brick treatment, on the entrance features, is to be <br />changed from beige to a red brick color to provide more color variation. <br /> <br />Commission Questions: <br />Loo discussed with Staff the reason for the requested brick color change. Staff <br />reported it would provide more contrast and identification to the planned entry <br />locations of the building. <br /> <br />Sheets asked Staff if the applicant agreed with the conditions. Staff advised her <br />to ask the applicant during his presentation. <br /> <br />Russell discussed with Staff the parking requirements, specifically to <br />handicapped requirements. Staff stated the number of required handicapped <br />
