Exterior lights should be simple in character and similar in color and intensity <br />to that used traditionally. <br />1) The design of a fixture should be simple in form and detail. Designs similar in <br />character to those used traditionally are encouraged. <br />2) Lights along alleys should be utilitarian in design. <br />3) All exterior light sources should have a low level of luminescence. Lamps with a <br />maximum equivalent of a 40 watt incandescent bulb (490 lumens) are preferred <br />for site lighting. Lower intensities should be used in architectural fixtures such as <br />step lights. <br />Exterior lighting on the front of the row homes facing Front Street include low-level <br />lighting at or below 490 lumens. All lighting is full cut off to minimize glare. <br />G10. Minimize the visual impacts of site and architectural lighting. <br />1) Prevent glare onto adjacent properties by using shielded and focused light <br />sources that direct light onto the ground. <br />2) Un-shielded, high intensity light sources and those which direct light upward will <br />not be permitted. <br />3) Shield lighting associated with service areas, parking lots and parking structures. <br />4) Avoid placing lights in highly visible locations, such as on the upper walls of <br />buildings. <br />All lighting is full cut off to minimize glare. The parking lot pole light is limited to 15' in <br />height and includes a backside shield to reduce glare from the property to the south. <br />G11. Provide site lighting that encourages pedestrian activity at night. <br />1) Site lighting should be at a pedestrian scale and help define different functional <br />areas of the property. <br />The lighting on Front Street is low level to supplement the existing street lights and will <br />help encourage pedestrian street activity. <br />G13. Where appropriate, design a parking area to be accessed from an alley rather <br />than the street. <br />1) In a residential context, the use of a detached garage, located along the alley, is <br />especially encouraged. <br />The project design meets this standard with detached garages that have alley access <br />through a private parking lot. The project also closes the curb cut onto Front St., thereby <br />eliminating conflicts between vehicles and pedestrians and improving the pedestrian <br />realm for this part of the block. <br />10 <br />12 <br />
