Q. <br />A. <br />A. <br />Q. <br />By Speaker - Will the public have a chance to comment after that presentation? <br />Chairperson Boulet - Generally we do not go back to public comment. Perhaps <br />you can tell us what your concerns are. <br />I am just curious. I find that this is not a complete presentation for the public. I <br />would rather see everything before I have a chance to comment. <br />Are there particular designs you are concerned about. <br />Unless I knew what they looked like I don't know what my concerns would be. I am still a bit <br />disappointed, I would prefer having this kept as RE, which is a 12,000 square foot lot. This <br />would half the number of houses. I realize that because of the legal issues involved we will <br />probably not get that. I don't feel that the area under the power lines should be considered <br />public use. If we were change anything I would like to see the inlots where staff has questions <br />changed to slices of park. I would also like to ask that McStain make a good commitment on <br />landscaping. I was not impressed with the last phase of Pine Street Park landscaping. I would <br />like to see the City hold McStain accountable for the landscaping. I really appreciate McStain <br />working with the neighbors. <br />P/C Questions to Applicant <br />Commissioner VanNostrand - I would like to start off by saying that I like the previous <br />submittal more then what we are looking at this evening. I like the diversity of the town <br />homes rather than the 48 small lots we have here. With all respect to McStain and the home <br />owners in Pine Street Plaza, I get a little nervous when Pine Street Plaza is the blue print for <br />what were looking at here. In terms of the grading and the walk outs in Pine Street Plaza, that <br />is something I would not like to see duplicated. I was not particularly impressed with the <br />landscaping plan that was brought out. <br />Q. <br />A. <br />On sheet two of the PUD it shows in the legend the existing contours and then <br />another double line for the proposed contours. While I can read the existing <br />contours I need some help in determining what the proposed contours are? <br />I know what you are talking about. That proposed contour is not on that graphic <br />as the legend shows it. It is on the drainage plan. I am not sure if you have a <br />copy of that. <br />The Commission did not have a copy of the drainage plan. Dan Blankenship, Public Works, <br />supplied a copy to the Commission. <br />Q. <br />A. <br />Could you give us a general idea of what the drainage plan will look like on the <br />final? <br />The grading plan is based on the City standards in order for us to meet road grade <br />requirements, grading and drainage requirements. There is a different standard for <br />public streets like we are doing here verses when we were doing the town houses <br />where we had more flexibility.
