Q. From a street scape view on Via Appia what am I going to as far as elevation off <br />to the south, at the rear of the houses on lots 1 - 11? <br />A. It will vary from eight to ten feet below. As you get further east it will be less <br />than that. <br />Q. Will the slope occur gently from the landscape perimeter to the rear of the house, <br />or will be diced down severely at the perimeter. <br />A. There will be a perimeter fence along there. <br />Q. Not a privacy fence? <br />A. It will be a four foot solid fence. <br />Q. It is not an open picket it is a solid picket? <br />A. Yes. Behind that we are looking at doing some sort of retaining wall in the back <br />yard to pick up some of the grade. Then picking up the grade through out the lot. <br />Q. On the landscape plan I don't see where sod is indicated along the landscape <br />portions that will dedicated to the City? <br />A. It will be the drought tolerant non -irrigated turf. <br />Q. Non -irrigated, native? <br />A. Yes. <br />Q. Will there be any restrictive covenants is the purchase contracts or deeds that <br />would require landscaping to the homes themselves be done in a certain period of <br />time, say a year, in the absence of an HOA? <br />A. We have a landscape requirement I am just not sure of the time limit. <br />Q. How is it going to be enforced in the absence of an HOA? <br />A. It would be through the covenants themselves. <br />Q. I was under the assumption there was. no HOA? <br />A. There is no association. They do have covenants that they can legally enforce <br />upon themselves. <br />Q. Any idea of the price range of these homes? <br />A. We think this is probably in the 160 to 175 range. <br />Q. There are three temporary signs on the landscape plan, what do you feel is the <br />necessity is of three temporary signs and define temporary? <br />A. They would be used for the marketing during the sales of the units. At the end of <br />the closing of those units the signs would all come down. The three location are; <br />one at the entry on Via Appia and two at the corners on Pine Street. <br />Q. Can you elaborate on the 35 foot height elevation on walk outs, where it will be <br />measured from? <br />A. My understanding is that the City measures it from the average finish grade. <br />Peter Kernkamp - Yes. It would be from the ridge line of the roof to the average of the <br />highest and lowest finished grade adjacent to the foundation. <br />Q. To Staff - The deeded back public green belt being native grasses, does the mean <br />by default that we inherit whatever grows? <br />13 <br />
