Q. How many spaces are we talking about that have this
problem?
A. Eleven spaces.
Q. You don't have any other creative solutions to the problem?
A. The other solution would be to put in an axillary parking
lot in the grass area next to Dillon Road.
Q. That really is not practical, it would be so far away from
the building?
A. We have done something like that in the past.
Q. Do you meet or exceed the required parking?
A. We exceed it.
Q. So if you were to eliminate some parking spots you would still meet the parking
requirements?
A. Yes.
Q. By how much do you exceed?
A. Three.
Q. So you exceed the City requirements, what about your own internal requirements?
A. We provide exactly what we are providing here. We generally try to provide one
space for every unit.
Chairperson Boulet - With regard to the landscaping, I am very pleased that you have
addressed some of the concerns along the Highway 36 side. On the Dillon side everything
seems to be deciduous. Perhaps some evergreen mix would be a good recommendation so that
you might have year round landscaping?
A. That is a good recommendation and is something we would like to incorporate.
Q. Is there any possibility with the elevations on the south end of the property,
adjacent to buildings B and C to tap in for parking there?.
A. There is a gas easement that runs about a foot off the edge of the drive out.
Q. Can you agree on the submittal to have the drainage plan prior to Council?
A. Jeff Holly, CLC Inc. A drainage plan has been prepared submitted and reviewed.
I have some review comments. We have a few things to work out but that won't
be a problem.
Q. Will it be ready by Council?
A. Yes.
Q. On the highway landscaping is it feasible to have the permit issued by the state
prior to Council?
A. We would like that condition to be before building permits.
Q. Where are the lighting locations on the buildings that are reference on page one?
A. Applicant showed Commission the location of the lights.
Q. What is the anticipated wattage of those?
A. I don't know. All our parking lots a very bright.
23
