RESOLUTION NO. 46 <br />SERIES 2021 <br />A RESOLUTION APPROVING 1) A PLANNED UNIT DEVELOPMENT AMENDMENT <br />AND SPECIAL REVIEW USE TO ALLOW CONVERSION OF A PORTION OF THE <br />EXISTING BUILDING TO INCLUDE UP TO FIVE DWELLING UNITS AND A NEW <br />RESIDENTIAL DEVELOPMENT WITH THREE DWELLING UNITS, AND 2) A FINAL <br />PLAT TO CONSOLIDATE LOTS, FOR PROPERTY LOCATED AT 950 SPRUCE <br />STREET AND 725 FRONT STREET; LOTS 1, 2 AND A PORTION OF LOT 3, BLOCK <br />3, TOWN OF LOUISVILLE <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for a Planned Unit Development and Special Review Use to allow conversion <br />of a portion of the existing commercial structure at 950 Spruce Street to residential units <br />and to develop three new residential units at 725 Front Street, and a Final Plat to <br />consolidate lots; and <br />WHEREAS, City staff has reviewed the information submitted and found that the <br />application complies with the Louisville zoning regulations and other applicable sections <br />of the Louisville Municipal Code; and <br />WHEREAS, after a duly noticed public hearing on June 24, 2021, where evidence <br />and testimony were entered into the record, including the findings in the Louisville <br />Planning Commission staff report dated June 24, 2021, the Planning Commission <br />recommended approval the Planned Unit Development, Special Review Use, and Final <br />Plat; and <br />WHEREAS, the City Council has considered the application at a duly noticed <br />public hearing on July 13, 2021, where evidence and testimony were entered into the <br />record, including the findings in the Louisville City Council staff report dated July 13, 2021. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve the proposed Planned Unit Development and <br />Special Review Use to allow conversion of a portion of the existing commercial structure <br />at 950 Spruce Street to residential units and to develop three new residential units at <br />725 Front Street, and a Final Plat to consolidate lots. <br />PASSED AND ADOPTED this 131h day of July, 2021. <br />By: <br />Ashley StPfirlInann, Mayor <br />Gov. <br />Attest: �y`; �• .... <br />Meredyth Muth, City Clerk <br />1 SEAL <br />Resolution No. 46, Series 2021 <br />Page 1 of 1 <br />
