SUBJECT: RESOLUTION NO. 47, SERIES 2021 <br />DATE: JULY 20, 2021 PAGE 4 OF 13 <br />The industrial building proposed on Lot 1 is roughly 100,000 sf in size and fronts the north - <br />south interior private drive. Between the private drive and the structure is a parking area <br />and sidewalk for access throughout the property and the building. Loading docks and <br />truck access is located on the northeast corner of the site. Stormwater detention is <br />provided on the southeast corner of the site and accommodates drainage from Lots 1-4. <br />Figure 2: Industrial Building, northwest corner <br />The 100,000 sf industrial building is designed with the same architectural theme and <br />materials as the previously approved PUD within Filing 1, which is intended to meet <br />commercial design standards. The structure consists of tilt -up concrete, with portions of <br />the exterior clad with wood siding and fiber cement panels along with aluminum canopies <br />and roof accents. Two entry areas are shown on the west frontage and one on the <br />southern elevation to accommodate a mix of tenants as the building leases out. <br />Vehicular parking for the industrial building assumes a mix of warehouse and retail/office <br />uses with a total of 193 parking spaces, 8 of which are ADA accessible. The plans also <br />include 20 bicycle parking spaces located at various locations around the building. The <br />vehicular parking ratio for the site is 2 spaces per 1,000 sf. Similar to properties in the <br />CTC, parking will be managed through review of the building permit and business license <br />approvals to ensure future tenants' parking needs can be accommodated on the property. <br />The proposal includes a request for two waivers. The first is for relief from the building <br />perimeter landscaping requirement due to geotechnical concerns related to water at the <br />foundation and the second is related to private street tree requirements.
