RESOLUTION NO. 47 <br />SERIES 2021 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT TO <br />ALLOW CONSTRUCTION OF A 100,000 SF INDUSTRIAL BUILDING AND <br />ASSOCIATED SITE IMPROVEMENTS, AND A REPLAT OF A PORTION OF ST <br />LOUIS PARISH AND BOLDER INNOVATION CAMPUS FILING 1 TO CREATE 1 <br />PARCEL AND 4 LOTS LOCATED AT THE NORTHEAST CORNER OF S. 96T" <br />STREET AND DILLON ROAD <br />WHEREAS, United Properties has submitted an application for a final Planned <br />Unit Development to allow construction of a 100,000 sf industrial building and associated <br />site improvements, and a replat of a portion of St Louis Parish and Bolder Innovation <br />Campus Filing 1 to create 1 parcel and 4 lots; and <br />WHEREAS, after a duly noticed public hearing on July 8, 2021, where evidence <br />and testimony were entered into the record, including the findings in the Louisville <br />Planning Commission staff report dated July 8, 2021, the Planning Commission <br />recommended approval the Planned Unit Development; and <br />WHEREAS, City staff has reviewed the information submitted and found that the <br />application complies with the Louisville zoning regulations and other applicable sections <br />of the Louisville Municipal Code; and <br />WHEREAS, the City Council has considered the application at a duly noticed <br />public hearing on July 20, 2021, where evidence and testimony were entered into the <br />record, including the findings in the Louisville City Council staff report dated July 20, 2021; <br />and <br />WHEREAS, the City Council finds that the size and configuration of Parcel 1A shall <br />not be the sole justification for a waiver; <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a final Planned Unit Development to allow <br />construction of a 100,000 sf industrial building and associated site improvements, and a <br />replat of a portion of St Louis Parish and Bolder Innovation Campus Filing 1 to create 1 <br />parcel and 4 lots, with the following condition: <br />1. Prior to recordation of the plat, the applicant shall amend Note 9 to remove the <br />word "Temporary" and replace with the word "Maintenance". <br />PASSED AND ADOPTED this 20'" day of July, 2021 <br />Resolution No. 47, Series 2021 <br />Page 1 of 2 <br />
