SUMMARY: <br />The applicant requests approval of a variance from the Residential Estate (R-E) zone district <br />front setback of 30' along Centennial Drive to allow the construction of a second story <br />addition on an existing first -story nonconforming setback of 26'-10" (see Attachment 1 for <br />application materials). <br />BACKGROUND: <br />The property is located on a corner lot at the intersection of Sunland Street and Centennial <br />Drive in the Louisville North First Filing subdivision, which the City approved in 1973. The <br />home was built in 1985 and appears to meet the underlying zoning standards except for the <br />front setback of 26.8 feet (26ft-10in), which is below the minimum 30ft front setback <br />requirement. Records show consistent R-E zoning designation and standards on the <br />property since approval of the subdivision, with no previous variances on file for the front <br />setback encroachment. The addition mostly follows the existing <br />building footprint, with the exception of a new 89 square foot covered porch on the first story <br />and minor second -story projections along the East Elevation (Sunland Street). The southern <br />portion of the addition above the garage encroaches into the 30ft front setback and is <br />proposed at 26.8 (26ft-10in) from the front property line at its most constrained point. <br />Approximately 47 square feet of the addition encroaches into the front -yard setback area. <br />The height of the addition is at most 29ft-8 1/4in as measured from the average natural <br />grade to the highest roof ridge. <br />2 <br />
