Attached for further background on the property are the following documents:
• 2021 Historical Museum Report
• State Reconnaissance Site Form #5BL.12449
ARCHITECTURAL INTEGRITY:
The historic structure located at 601 McKinley Avenue is an excellent example of a Minimal
Traditional Ranch style home. The primary, east, fagade faces east to McKinley Avenue. The
exterior walls are stucco, which appears to be original based on historic photos and descriptions
in the 1948 Boulder County Assessors Card. The general floor plan is long and rectangular, with
a low-pitched side gabled roof. It is a single -story, with wide massing, exceedingly common
characteristics for the style. Another common characteristic of the style, is minimal exterior
ornamentation, as these many Minimal Traditional Ranch homes were designed for efficiency
rather than decorative grandeur. While some changes have been made to the exterior over the
years, the overall feel and design has remained.
Aside from the physical integrity, 601 McKinley also constitutes an architectural integrity related
to overall design trends in the middle of the 20th century. Minimal Traditional Ranch homes
were popularized in the 1930s, extending into the 1960s, and saw particular popularity in the
post -WWII housing boom led by returning GI's and assurances from loans backed by the
Federal Housing Administration. With Louisville's coal mining heritage, many homes are
smaller Bungalow or Folk Victorian homes from the turn of the century. Architecturally, 601
McKinley speaks to a different time in Louisville's housing history than many other historic
homes in the City.
CRITERIA FOR DEMOLITION REVIEW:
The Historic Preservation Commission should review the demolition permit application based
upon any of the following criteria in Section 15.36.200(H) of the Louisville Municipal Code
L( MC):
Criteria
Meets
Criteria?
Evaluation
1. Integrity
of the Minimal Traditional Ranch style.
This house is associated with the
historic mid-century development of
Louisville and the Louisville Heights
Subdivision.
The City's residential historic context
notes this property as one of the
Minimal Traditional homes that the city
should prioritize for outreach to explore
landmark designation.
