July 13, 2021
Re: 601 McKinley Ave. Louisville CO
Attn Louisville Historical Preservation Commission,
I have purchased the home located at 601 McKinley and I would like to demo the home. I do
not find any portion of the current home useable.
I understand that you would like the home to be saved but there are too many discrepancies
between what I'm looking for and this home.
For starters, the home is not in compliance and is located way too close to the front sidewalk,
so close that the sidewalk was engineered around the house. I'd like the house set back to
match the neighboring homes to be in compliance with the city's setback standards allowing for
a front yard with a picket fence.
With respect to the side yard setbacks, the house is almost touching the south edge of the
property and does not leave room to move around the home; while the north border is against
the driveway leaving no room for growth. The house is basically too wide for the existing lot
and is too close to the sidewalk.
The home lacks any and all character. It has no front door, no front porch, the windows on the
front are above eye level.
Believe me, if there was anything about this home I think I could salvage and use I would, but
there is nothing. It's basically a dentist office on a street with beautiful old homes. I'd like to
design a home for this lot that more matches the neighboring homes.
Thank you,
Cody Thompson
